Rye was founded in 1660, belonged to Connecticut until 1683, and became a city in 1942, the most recent city charter in New York State. About 16,600 people live there today, in roughly 6,000 housing units. Rye holds the Boston Post Road Historic District, the only National Historic Landmark District in Westchester County, which takes in the Jay Estate, Marshlands Conservancy and Rye Golf Club. Playland, with its 1929 Dragon Coaster, is a National Historic Landmark of its own.

Water shapes roofing here in two ways. Along the Sound, homes face salt air, wind-driven rain and the full force of nor'easters. Inland, the Blind Brook watershed has flooded seriously several times, with major events in 2007, 2011, 2012 and 2021. A roof can't stop a flood, but it can make sure storm water leaves the house quickly and that a wet season doesn't turn into a rotting attic.

Waterfront retreats, in-town streets and newer enclaves

Rye's housing carries the legacy of wealthy New Yorkers who built waterfront retreats here through the 19th and 20th centuries, and the city has an unusually large inventory of architecturally distinguished buildings. Large shoreline houses sit on points like Milton Point. Established in-town neighborhoods such as Indian Village and Church Row sit away from the water, and newer enclaves like The Preserve at Rye fill in the rest.

For us, the dividing line is distance from the water. A house on Milton Point and a house near the train station may share a ZIP code, but they don't need the same fasteners, flashing metal or wind detailing.

What to plan for on a Rye roof

  • Salt air and metal on Milton Point

Salt spray corrodes ordinary fasteners and thin flashing years before the shingles wear out. On homes near the water, Jersey Roofing's crew uses stainless or hot-dipped galvanized nails and copper or heavy aluminum flashing, and keeps dissimilar metals from touching, since copper against aluminum or galvanized steel corrodes fast in a salty, wet environment. Small choices like these decide whether chimney and valley flashing outlasts the roof.

  • Wind off the Sound

Exposed shoreline roofs get an enhanced-wind installation. With Owens Corning, that means Duration shingles with Owens Corning starter strip and hip and ridge shingles, which qualifies for the 160 mph enhanced wind warranty. With GAF, Jersey Roofing's crew runs starter strips at both the eaves and the rakes, where wind lifts shingles first. Either way, the crew follows the manufacturer's high-wind nailing pattern.

  • After a Blind Brook flood

Homes that have taken water often carry extra humidity into the attic for months. During a replacement, Jersey Roofing's crew checks the underside of the deck for staining and mold, makes sure bath and kitchen fans vent outdoors rather than into the attic, and balances intake and ridge ventilation. They also size gutters and route downspouts so roof water lands well away from the foundation.

Historic districts and design review

Rye's Board of Architectural Review reviews exterior building design to safeguard and preserve neighborhood character, and the Boston Post Road Historic District is a National Historic Landmark District. If your roof project changes material or color, bring the plan to the city early. We can supply product specifications and physical samples, including slate-look designer shingles such as GAF Camelot II or Slateline for homes where a standard shingle would look out of place.

Roofing questions from Rye homeowners

Does a roof replacement in Rye need Board of Architectural Review approval?

It depends on the project. The board reviews exterior design, so a change in roofing material or color is the kind of work it may want to see, while a like-for-like replacement is often simpler. We check with the City of Rye Building Department at the start, and when review is needed we prepare the specifications and samples.

What makes a roof on the water different from one inland?

Three things: wind, salt and water. Near the Sound, Jersey Roofing's crew installs with enhanced-wind detailing, uses corrosion-resistant nails and flashing, and pays extra attention to attic ventilation and drainage. An inland house in Rye still needs a solid installation, but it rarely needs stainless fasteners or a wind-rated starter course at the rakes.
