What we look for
The inspection covers the things that decide whether a roof can be repaired or needs replacing.
- 1Ridge vent and ridge capLets hot, moist attic air out at the peak, under a cap shingle made for the ridge.
- 2Architectural shinglesGAF Timberline® or Owens Corning Duration®, nailed to the manufacturer's high-wind pattern.
- 3Starter stripSeals the first course at the eaves and rakes, where wind uplift starts.
- 4Synthetic underlaymentA second water-shedding layer over the whole deck.
- 5Ice and water leak barrierSelf-adhering membrane at the eaves and valleys. NY code requires it here because of ice damming.
- 6Roof deckInspected board by board once the old roof is off. Soft or rotted sheathing is replaced.
Questions about the inspection
Is the roof inspection really free?
Yes. We inspect the roof, the flashing and the attic, then walk you through what we found. There's no charge and no obligation.
Do I need a building permit to replace my roof in Westchester?
Usually, yes. New York's Uniform Code doesn't exempt reroofing from permits, and most Westchester municipalities require a building permit for a full replacement. Villages issue their own; hamlets go through the parent town. We confirm the rule for your address, and Jersey Roofing files the permit as part of the job.
Can you put a new roof over my old one?
New York's residential code doesn't allow a new layer over a roof that already has two or more layers, over slate or tile, or over a roof that's water-soaked or deteriorated. Even where an overlay is allowed, we recommend a full tear-off so the deck can be inspected and repaired. GAF's Golden Pledge® warranty requires it.
