The village was incorporated in 1813 and went by Sing Sing until 1901. Its oldest streets run from the downtown business district down toward the river at Sparta, and the Croton River marks its northern edge. That history matters on a roof: a house that has been re-roofed three or four times since it was built can hide old repairs, mixed decking and flashing that has been patched rather than replaced. We look for all of it before we write a scope.

Ossining's position on the river also shapes how a roof here should be built. Slopes that look west over the Tappan Zee take open wind across miles of water, and Westchester's 25 to 50 inches of yearly snow means ice dams on the eaves of older, less insulated houses. Every replacement Jersey Roofing does here includes ice-barrier membrane at the eaves, which the New York residential code requires in Westchester, and a permit filed with the Village of Ossining Building Department.

Nineteenth-century blocks below, newer streets above

Downtown Ossining and the Sparta neighborhood near the river hold the village's 19th-century fabric, including the Downtown Ossining Historic District and Sparta's local designation. Away from the river the housing changes street by street, so we do not assume a roof type from the address. The inspection confirms what is on your roof, how many layers are under it, and what the deck looks like where we can see it from the attic.

What to plan for on a Ossining roof

  • Wind across the Tappan Zee

On houses whose slopes face the river, we treat wind as the main design load. That means an enhanced-wind installation: GAF starter strips at both the eaves and the rakes with the matching hip and ridge cap, or Owens Corning Duration shingles with Owens Corning starter and hip and ridge, which together qualify for a 160 mph enhanced wind warranty. Rake edges on exposed gables get extra attention because that is where shingles usually lift first.

  • Old decking on old houses

Houses from the village's early decades were often sheathed in boards rather than plywood, and years of leaks around chimneys and dormers can soften them. We note deck condition in the written report, and on tear-off Jersey Roofing's crew replaces boards that will not hold a nail properly. If the existing roof already has two layers, New York code does not allow a third, so a full tear-off is the only option.

  • Review in Sparta and downtown

If your house is in the Sparta designated area or the Downtown Ossining Historic District, the village Historic Preservation Commission may need to review a change in roof material or appearance. Before you pick a color, we help you assemble samples for that review. Slate-look designer shingles such as GAF Camelot II or Slateline are often a good fit where the goal is to keep an older profile.

Historic districts and design review

Ossining has two layers of protection to know about. The Downtown Ossining Historic District is on the National Register, and the Sparta neighborhood carries local historic designation. The Village of Ossining Historic Preservation Commission reviews work that affects designated areas, which can include a new roof that changes material, color or profile. A like-for-like replacement is the simplest path. If you want to change the look, we can provide product samples and specifications for your application before any work is scheduled.

The roof systems installed in Ossining

Jersey Roofing installs complete GAF and Owens Corning systems: ice and water barrier at the eaves and valleys, synthetic underlayment, starter strips, architectural or designer shingles, matched ridge cap and balanced ventilation. On a qualifying GAF system it can register the Golden Pledge® warranty, and on an Owens Corning system, Platinum Protection. Both include lifetime workmanship coverage. Compare the warranties.

Roofing questions from Ossining homeowners

Do I need a permit to replace my roof in Ossining?

Yes. A full roof replacement in the village generally needs a building permit from the Village of Ossining Building Department. Jersey Roofing prepares and files it as part of the job. If your home is in Sparta or the downtown historic district, the Historic Preservation Commission may also need to see the project before the permit is issued.

My house sits on the slope facing the river. Does that change the shingle I should choose?

It changes how the shingle should be installed more than which brand you choose. On exposed river-facing slopes we recommend the full enhanced-wind system from GAF or Owens Corning, which Jersey Roofing's crew installs with starter strips at the rakes as well as the eaves. That installation is what qualifies the roof for the higher wind warranty.
