Walter W. Law founded the village in 1902 on land once called Whitson's Corners, and it still describes itself as a village between two rivers, the Hudson and the Pocantico. It is a residential place: more than 85 percent of its roughly 3,065 housing units are single-family homes, and about 80 percent of the land is residential. For a roofer that means mostly detached houses with full roof systems, many of them on wooded lots and on hillsides of very different heights.

The elevation range is the detail we think about most. A house near the river in Scarborough and a house on high ground inland can sit a few minutes apart and still see different wind, snow load and shade. Westchester averages 25 to 50 inches of snow a year, and the higher, more exposed lots tend to hold it longer on north slopes. We inspect each face of the roof separately and write the report that way, rather than giving one verdict for the whole house.

Scarborough's old houses and the planned neighborhoods inland

The oldest part of the village is Scarborough, along the river, where the 376-acre Scarborough Historic District includes Federal and Gothic Revival buildings, pre-Revolutionary residences and the 1780 Beechwood estate. Inland, Chilmark was laid out in 1930, and the Tree Streets and Central Briarcliff West fill in the middle of the village.

That spread of eras means a replacement in Briarcliff can be anything from a steep, ornamented roof with original details to a straightforward gable on a 20th-century house. We match the approach to the house.

What to plan for on a Briarcliff Manor roof

  • Exposure changes with elevation

Hilltop houses and those facing the river take stronger wind than homes in the hollows. On those roofs we recommend an enhanced-wind installation, which Jersey Roofing's crew builds with GAF starter strips at eaves and rakes, or Owens Corning Duration with its matching starter and hip and ridge, which is the combination that qualifies for Owens Corning's 160 mph enhanced wind warranty. Sheltered lots lower in the village may not need it, and we will tell you which yours is.

  • Shade, moss and wooded lots

Much of Briarcliff's residential land is wooded. Shaded north slopes stay damp, which feeds moss and the dark algae streaks common on older shingles, and leaves pack into valleys and gutters. We recommend algae-resistant shingles, open metal valleys where debris is heavy, and a gutter cleanout as part of tear-off. Branches touching the roof should be cut back before installation.

  • Matching the look in Scarborough

In the Scarborough Historic District the roof is part of what makes a house read as historic. If the existing roof is slate, we assess whether repair makes more sense than replacement, since New York code does not allow shingles over slate. Where replacement is right, slate-look shingles such as GAF Camelot II or Slateline keep the profile, and copper valleys and flashing suit the period.

Historic districts and design review

The Scarborough Historic District, listed on the National Register in 1984, covers 376 acres along the river and includes St. Mary's Episcopal Church (1851) and Beechwood (1780). The village also conducts architectural review of applications. Before changing the material, color or profile of a roof on an older Scarborough property, we recommend checking with the village about whether review applies, and we can supply product samples and specifications for that conversation.

The roof systems installed in Briarcliff Manor

Jersey Roofing installs complete GAF and Owens Corning systems: ice and water barrier at the eaves and valleys, synthetic underlayment, starter strips, architectural or designer shingles, matched ridge cap and balanced ventilation. On a qualifying GAF system it can register the Golden Pledge® warranty, and on an Owens Corning system, Platinum Protection. Both include lifetime workmanship coverage. Compare the warranties.

Roofing questions from Briarcliff Manor homeowners

Briarcliff Manor is in two towns. Which one issues my roofing permit?

Neither. Briarcliff Manor is an incorporated village, so roofing permits come from the Village of Briarcliff Manor Building Department for houses on both the Ossining and the Mount Pleasant side. Jersey Roofing files the permit as part of the job and schedules the inspections it requires.

Is my Scarborough house's slate roof worth saving?

Often, yes. Good slate can outlast several asphalt roofs, and many failures come from flashing, valleys or broken pieces rather than the slate itself. We check the slate's condition, the fasteners and the flashing, and give you a written recommendation on repair versus replacement. If replacement is needed, a slate-look shingle or a new slate roof are both options.

Do shaded lots really need algae-resistant shingles?

On wooded Briarcliff lots, we think so. Shade keeps roofs damp long enough for algae and moss to take hold, and the streaks show quickly on lighter colors. Algae-resistant shingles from GAF and Owens Corning carry copper granules that slow that growth.
