On June 27, 1654, Thomas Pell bought 9,166 acres from the Siwanoy, creating the Manor of Pelham. Today the Town of Pelham holds about 13,100 people in two villages: the Village of Pelham, with about 7,300, and Pelham Manor, with about 5,750. The Village of Pelham itself is a merger of Pelham Heights and North Pelham, both incorporated in 1896 and combined in 1975.
Pelham borders the Bronx and Pelham Bay Park, near Eastchester Bay and the Sound, so its roofs get coastal nor'easters and tropical-storm winds. The Village of Pelham is dense, at roughly 8,900 people per square mile, with mature street trees over most blocks. The Spanish Revival Pelham Picture House, opened in 1921, is a reminder of how much of the housing dates from the same early-20th-century era.
Tudor Revival on the Esplanade, close-set houses in the village
Most Pelham homes are owner-occupied single-family houses, with apartments and townhouses near the train station. Pelham Manor is the more spread-out of the two villages and includes the Esplanade, where the Tudor Revival Manor Club, built in 1921–22 with stucco, half-timbering and a hipped roof, stands. Bolton Priory, Edgewood House and Pelhamdale are on the National Register.
Hipped roofs like the Manor Club's are common on early-20th-century houses here. They shed wind well, but their short ridges leave little room for a ridge vent, which affects how the attic is ventilated.
What to plan for on a Pelham roof
Two villages, two building departments
Both villages use the 10803 ZIP code, but each has its own building department. Village of Pelham permits go to 195 Sparks Avenue; Pelham Manor permits go to 4 Penfield Place. Filing in the wrong place costs time, so we confirm which village your house is in from the tax records before anything else.
Venting a hipped roof
A hip roof's ridge can be only a few feet long, so a ridge vent alone can't move enough air for the attic. We calculate the needed net free area, and Jersey Roofing's crew adds hip vents or low-profile off-ridge vents to make up the difference, paired with soffit intake. Without that balance, hipped Tudors tend to grow ice dams at the eaves after heavy snow.
Tight lots and mature trees
On narrow village lots, the house next door can be a few feet away. Jersey Roofing's crew plans dumpster placement, protects neighbors' walls, windows and plantings with tarps and plywood, and runs magnetic sweeps for nails on both properties at the end of each day. Overhanging street trees also mean algae-resistant shingles and a look at the gutters are worth including.
