Eastchester is a 4.94-square-mile town in southern Westchester with about 34,600 residents, counting the villages of Bronxville and Tuckahoe inside it. The town's unincorporated area wraps around both villages, and that layout matters for roofing because each has its own building department. The 1835 Marble Schoolhouse is on the National Register, and Lake Isle and Twin Lakes County Park give the town much of its green space.
Eastchester sits inland between the Bronx River corridor and the Hutchinson River watershed. It's a tree-lined older suburb, so roofs here deal with leaf load, shade and the occasional falling limb more than salt or open wind. Nor'easters and heavy winter storms still come through, and Westchester's 25 to 50 inches of yearly snow make the ice barrier at the eaves earn its keep.
Mostly built by 1960, with apartment buildings in the mix
County planning figures from the 2013–2017 American Community Survey count about 8,300 occupied housing units for Eastchester. About 2,650 were built in 1939 or earlier, another 1,150 in the 1940s and about 2,350 in the 1950s, so roughly three in four predate 1960. The median year built is 1951.
Single-family neighborhoods include Chester Heights, Lake Isle, Hickory Hills, Huntley Estates and Bronxville Heights, with multi-family and co-op buildings in parts of town. On houses from these decades, we expect board decking, older vent arrangements and, often, a second layer of shingles.
What to plan for on a Eastchester roof
Town or village: who issues the permit
Addresses in unincorporated Eastchester file with the Town of Eastchester Building Department at 40 Mill Road. Bronxville and Tuckahoe have their own village building departments, and the 10707 and 10708 ZIP codes cross those lines, and into Yonkers as well. We check the actual jurisdiction for your property before preparing any paperwork.
Co-op and apartment roofs
Multi-family and co-op buildings usually have flat or low-slope roofs that need a membrane system rather than shingles, since asphalt needs at least a 2:12 pitch. Roof work goes through the board or managing agent, who will want a written scope, insurance certificates and a schedule that keeps residents' access clear.
Trees around Lake Isle and Twin Lakes
Homes near the lake and park sit under mature trees. Expect gutter debris, damp valleys and dark streaking on shaded slopes. Jersey Roofing's crews use algae-resistant shingles and run ice-barrier membrane through valleys as well as at the eaves, and we recommend trimming limbs that hang over the roof before the new shingles go on.
