Larchmont is a small village of about 6,600 people on Long Island Sound, roughly 18 miles northeast of Midtown Manhattan. Its layout dates to 1872, when the Larchmont Manor Company subdivided a former estate into waterfront lots. The Manor House on Elm Avenue, built in 1797 by Peter Jay Munro, is the village's oldest home, and the Larchmont Yacht Club hosts an annual Race Week.

The county hazard mitigation plan gives a clear picture of what Larchmont roofs face. It lists 44 repetitive-loss flood properties and drainage trouble around Pine Brook, the Sheldrake area and Flint Park. It also records wind events with gusts above 70 mph in 2017 and 2018, and Tropical Storm Isaias in 2020, whose 60 to 80 mph winds brought down trees and wires across the village.

Victorian cottages, Shingle Style gambrels and former hotels

Larchmont Manor is known for the Victorian cottages built there from the 1870s on and for its Shingle Style houses. George Palliser's house at 71 Beach Avenue, from about 1898, has gambrel gables and walls sheathed entirely in shingles. A few of the old grand hotels, including the Bevan House and the Manor Inn, survive as private homes.

On a Shingle Style house, the roof and the walls are covered in the same kind of material and flow into each other. That means flashing is often hidden behind wall shingles at dormers, eyebrows and gambrel breaks, and doing it right can mean carefully lifting and relaying a few courses of wall shingles.

What to plan for on a Larchmont roof

  • Gambrels, towers and shingled walls

A gambrel has two slopes per side, and the break between them is a weak point for water and ice. Towers and turrets add curved or conical sections. Jersey Roofing's crew flashes every roof-to-wall joint with step flashing tucked behind the siding, adds ice-barrier membrane at gambrel breaks and eaves, and plans conical sections in smaller-cut shingles or metal so they lie flat.

  • Gusts above 70 mph are on record

With documented 70-plus mph gusts and Isaias-level storms, we recommend treating Larchmont roofs as high-wind roofs. For Jersey Roofing's crew, that means starter strips at the eaves and rakes, the manufacturer's high-wind nailing pattern, and an Owens Corning Duration system with the 160 mph enhanced wind warranty where exposure warrants it. Trimming limbs that hang over the roof matters as much as the shingles.

  • Building time for the ARB into the schedule

Because the Architectural Review Board sees all exterior alterations, a roof project here has an extra step before work starts. We prepare manufacturer specifications, color names and physical samples for your application, and Jersey Roofing plans ordering around the board's decision so you aren't paying for materials that might not be approved.

Historic districts and design review

The Village of Larchmont's Architectural Review Board reviews all proposed exterior improvements and alterations in the village, residential and commercial. For a roof, that can include a change in material or color. Homes in Larchmont Manor are often best served by a slate-look designer shingle such as GAF Camelot II or Slateline, or by GAF Grand Sequoia where a wood-shake look suits the house. We help you choose before the application goes in.

Roofing questions from Larchmont homeowners

Does a new roof in Larchmont need Architectural Review Board approval?

The village's ARB reviews all proposed exterior improvements and alterations, so plan on it, especially if you're changing material or color. We confirm the requirements with the Village of Larchmont Building Department at 120 Larchmont Avenue, (914) 834-4349, and prepare the product specifications and samples the board will want to see.

Can I get a cedar-shake look on my Larchmont Manor house without real wood?

Yes. GAF Grand Sequoia is an asphalt shingle cut and shadowed to read like wood shake from the street, without the maintenance, rot and fire concerns of cedar. It's worth comparing against a slate-look shingle on the same house. We bring samples of both so you can see them against your walls and trim.
