North Salem is a rural town of about 5,200 people (2020 Census), roughly 50 miles north of Manhattan, bordering Putnam County and Connecticut. It is known for horse farms and country estates, the Titicus Reservoir that has supplied New York City since 1893, and the glacial boulder called Standing Rock. Major John André was captured in the area in 1780.
With about 245 people per square mile, homes sit far apart on large properties. Hilltops and open pastures leave houses exposed to wind, and the town is among the coldest and snowiest parts of the county. Mailing addresses vary: Croton Falls uses 10519, and some southern areas use South Salem's 10590. Every one of those properties still permits through the Town of North Salem, and most have more than one roof to think about.
Country houses, hamlets and outbuildings
Outside the hamlets, North Salem is mostly large properties: farmhouses, estates and country homes, often with barns, stables, garages and guest cottages. Older houses cluster in Croton Falls, Purdys and Salem Center, where the Joseph Purdy Homestead is on the National Register.
On a typical property we may look at three or four roofs of different ages and pitches, from a steep main house to a low-slope shed or run-in.
What to plan for on a North Salem roof
Wind across open fields
A house on a cleared hilltop or beside a pasture has nothing to break the wind. We recommend an enhanced-wind install on these roofs, which Jersey Roofing's crew builds with GAF starter strips at eaves and rakes, or the Owens Corning Duration system with OC starter and hip and ridge for its 160 mph enhanced wind warranty. Rakes and ridges get extra attention, since that is where open-country wind lifts shingles.
Barns and outbuildings
Barns, stables and sheds often have long, low roof planes and open framing. Asphalt shingles need at least a 2:12 pitch, with double underlayment up to 4:12; flatter sections need a membrane. We inspect every structure on the property, and the work can be phased so the main house and outbuildings each get the system that suits them.
Heavy snow and long driveways
Northern North Salem gets some of the county's heaviest snow. Ice-barrier membrane at the eaves is required, and Jersey Roofing's crew extends it through valleys and over low-slope transitions. On large properties the crew plans truck access, dumpster placement and debris removal around long driveways, paddocks, fences and septic fields before work starts.
