Bedford Hills began as Bedford Station when the railroad arrived in 1847. The 1927 Town House in the hamlet is the seat of the Town of Bedford, and the 1919 Community House was built for World War I veterans. Stepping Stones, the home of Alcoholics Anonymous co-founder Bill W., is nearby. The hamlet marked its centennial under the Bedford Hills name in 2010, and its center still clusters around the station.
The hamlet is compact, just over a square mile, with about 3,200 residents and 1,229 housing units (2020 Census). Homes are close together around the station, Cherry Street and Railroad Avenue, and larger, wooded lots surround the center at about 340 feet. Since the Town Building Department is right on Cherry Street, permits here are simple. The roofing questions come from the houses: their age near the station, and the trees and snow on the hills around it.
Station-area homes and wooded lots
The center grew around the railroad, so the oldest housing tends to be near the station, on smaller lots with driveways close to neighbors. Moving out toward Haines Road and the hills, lots get larger and more wooded, and houses sit farther back.
On the older houses, we check for past overlays, since a second layer of shingles was a common shortcut on earlier re-roofs.
What to plan for on a Bedford Hills roof
Removing old layers
Older homes near the station may have two or more layers of shingles. NY code doesn't allow a new layer over two existing layers, and an overlay hides decking problems anyway. Jersey Roofing's crew tears off to the deck, replaces rotted boards along the eaves and around chimneys, and installs a full underlayment and ice-barrier system on a clean surface.
Close quarters near Cherry Street
Around Cherry Street and Railroad Avenue, homes sit close together and driveways are short. Jersey Roofing's crew plans dumpster placement, uses tarps and catch systems to protect neighboring houses and cars, and keeps the street clear. We walk the site with you during the inspection so you know what to expect on install day.
Leaf load on the wooded edge
Homes on the wooded hills around the center fill gutters and valleys every fall. Wet debris keeps the lower courses damp and feeds moss on shaded slopes. Algae-resistant shingles, open valleys and gutter guards reduce the upkeep, and the code-required ice barrier at the eaves protects against the ice dams that clogged gutters make worse.
